Pre-approvals

Everyone considering buying a new home should obtain a pre-approval prior to beginning to look for it in earnest.  There is no point putting an offer in on a home and then finding out later your lender will not approve you for the mortgage or the payments on the mortgage are more than you feel you can afford.

Based upon your housing requirements and budget concerns I obtain an upfront approval for you from the best lender indicating they will lend you a specific amount of money at specific terms and conditions before you even select which home you wish to buy.  The advantages are many and include:

  • The interest rate you are pre-approved at (for example a 5 year term at 4.65% is guaranteed for 90 to 120 days (depending on the institution) so if rates go up during that time, your pre-approved rate does not.  If rates go down, you automatically receive the lower rate.

  • You learn ahead of time how much of a mortgage you qualify for.  You will be pre-approved for the maximum amount you qualify for.  That does not mean you have to take a mortgage for that amount, it merely tells you how much of a home you can afford. They lender may approve you for $400,000 but the home you ultimately select may only be for $350,000.  

All of the above are terrific time savers and indicates to your realtor and potential sellers you are a serious buyer who has done their homework and your offers will be treated accordingly.  You also have the peace of mind knowing your financing is approved ahead of time and the payments fit your budget.  Bear in mind on a pre-approval the lender only approves you personally.  As you have not actually made an offer on a home they have not approved the property itself yet and they still will have to do that.
